Rohan City
A new Prague neighbourhood for 9,000 people is being built on almost 21 hectares of the Rohan Island, where parks and public spaces will occupy almost half of the area.
Sekyra Group began construction of Rohan City in 2021 on almost 21 hectares of former brownfield land between Karlín and the Vltava river. A fully-fledged urban district is gradually taking shape here, dominated by residential properties and complemented by offices, shops, services, a school and sports and leisure facilities. Once completed, approximately 9,000 people will live and work here. Total investment will amount to around 30 billion CZK. Full completion of the project is scheduled for after 2035.
Green spaces and public areas will play a significant role in Rohan City, accounting for almost half of the site. The existing cycle path will be transformed into a wide riverside promenade connecting to the future Maniny park and Kaizlovy sady park near Invalidovna. This will create a continuous green axis along the Vltava river, linking the new district with the surrounding area of Karlín. Streets, parks and squares will be named after prominent Czech and foreign philosophers, making Rohan City the first comprehensive “philosophical district” in Europe.
In the first phase, four residential blocks comprising a total of 220 apartments have already been completed – Diamanty Karlín, designed by Eva Jiřičná and Petr Vágner of the AI • DESIGN studio, and Riviéra Karlín by EBM Expert. The Arché office building, designed by Eva Jiřičná and serving as the headquarters of Sekyra Group, is also complete. Construction is currently underway on two Vision Karlín residential towers with 103 apartments and an office building on Rohanské nábřeží embankment, which will become the headquarters of Creditas Bank upon completion.
This year, the project entered its second phase. Construction has begun on four residential blocks comprising 640 apartments, at a cost of approximately eight billion CZK. Almost 40 per cent of the apartments will be designated for rental accommodation: 127 units will be built for the Kooperativa insurance company and a further 113 for the MINT residential fund. The remaining nearly 400 apartments in the Specto Karlín, Ethos Karlín and Fluo Karlín projects will be offered for sale by Sekyra Group as freehold properties. The design of this part of the project was carried out by Schindler Seko architekti, Atelier bod architekti, LOXIA Architectes Ingenierie and QARTA Architektura.
The second phase follows up on the original development of Karlín. It also includes provision for the future Rohan bridge with tram services, the extension of which will create a new urban axis towards Lyčkovo square. Shops and cafés will be concentrated along this axis. Between the first and second phases, a large park will be created, linking Kaizlovy sady park with the future Maniny park. The second phase also includes two office buildings situated along the Rohanské nábřeží embankment, with a total lettable area of over 13,000 m², designed to meet energy class A standards with the aim of achieving the LEED Platinum certification.
The heart of Rohan City will be the central phase, featuring the new Simone Weil square and the unique Sekyra Flowers residential buildings by New York-based Studio Libeskind. It will be Daniel Libeskind’s first foray into the Czech Republic. The four striking residential buildings, comprising approximately 500 apartments, will frame the square situated on the main pedestrian route between the metro and the Maniny park. According to preliminary plans, one of the buildings could also house a national centre for reading culture, complete with a library.
