A major urban regeneration project transforming an existing office complex in Prague’s Vršovice into a new mixed-use urban block.
Kodaňská 1441 is a major urban regeneration project in Prague’s Vršovice district, where Daramis is preparing the transformation of the existing Kodaňská 4D Center site into a new mixed-use urban block. The project is being developed through an international urban design and architectural competition in cooperation with the City of Prague and the Prague 10 Municipal District. The competition attracted entries from 81 international studios, with the winning proposal to be announced at EXPO REAL 2026.
The planned block will be predominantly residential, complemented by retail and services at street level, new public spaces and a stand-alone kindergarten. The competition brief envisages approximately 64,000 m² of gross floor area across the entire block. An important part of the concept is permeability: new pedestrian connections and public spaces are intended to integrate the development into the surrounding neighbourhood rather than create an isolated complex.
The project also addresses the quality of the adjoining streets and public realm. Its preparation has included cooperation with public authorities as well as public participation, reflecting Daramis’ ambition to approach the site as a wider urban transformation rather than a single-building development.
Kodaňská 1441 represents an opportunity to complete the traditional block structure of Vršovice with a new residential neighbourhood that combines housing, local services and civic amenities while contributing to the long-term quality of the surrounding area.
