RECONSTRUCTION OF KASÁRNA KARLÍN
The extensive classicist building from 1846–49 represents an exceptionally valuable urban space with potential for new uses that meet the modern needs of Prague.
Historical value. New city center.
The Karlín Barracks represent a significant opportunity for the new use of a historic city area in the center of Prague. The large classicist building from 1846–1849 is located in the immediate vicinity of Křižíkova Street and the Negrelli Viaduct. After more than 150 years of military use, it has remained without adequate use since 2008. It has been owned by the City of Prague since 2024.
FROM BARRACKS TO A NEW CITY CENTER
The goal of the planned reconstruction is to transform the historic building into a vibrant and multifunctional city center that will connect public and commercial activities while preserving its historical and cultural value.
The new use will offer a balanced mix of commercial, work, educational, cultural and residential functions. The diversity of uses will allow the building to operate throughout the day and respond to the needs of the city and its residents.

RESPECT FOR HISTORY, FLEXIBILITY FOR THE FUTURE
The layout of the building naturally reflects its original military use and presents certain limits for current functions. The reconstruction must therefore combine respect for historical architecture with the requirements of contemporary urban life and create spaces that are sufficiently flexible for the changing needs of their users.
The project is not just a building renovation. Its goal is a long-term functional conversion that combines the protection of cultural heritage with modern operational, technical and user requirements.

ECONOMIC AND SOCIAL SUSTAINABILITY
An important principle is to balance public interest and economic sustainability. Commercial functions will create an economic basis for long-term operation, while public, cultural and educational use will bring wider social benefits.
The transformation will also support Karlín as an attractive urban district and create new opportunities for business, creative industries, education and housing.
PRAGUE’S LONG-TERM INVESTMENT

The current estimated costs of the reconstruction are CZK 1.933 billion. Design preparation will begin in 2026. Design work, surveys and preparation of individual stages will take place in 2027–2029. The implementation of the first stage is planned from 2030.
Karlín Barracks is not just a project to restore a historic building. It is a project to transform it into a modern multifunctional center that will connect the history of Prague with its future.
