Covering more than 250,000 m² in one of Prague’s most strategic inner-city locations, Bubny is set to become the largest development project in Penta Real Estate’s history. As lead developer and 50% shareholder, Penta Real Estate is helping transform one of the city’s last major brownfield areas into a vibrant new urban district.
Over the coming decades, the site between Holešovice, Letná and the Vltava riverfront will evolve into a fully integrated neighbourhood with the potential to deliver up to 10,000 homes for approximately 22,000 residents. The development will comprise around 25 city blocks, combining housing, premium offices, student and rental accommodation, hotels, retail, schools, kindergartens, public amenities, parks and high-quality public spaces.
More than a development project, Bubny is an opportunity to create an entirely new piece of Prague. The ambition is not simply to build new buildings, but to transform a long-standing urban barrier into a thriving district that connects housing, work, services and public life.
By scale alone, Bubny will exceed anything Penta Real Estate has delivered to date, with an investment volume estimated to be three to four times larger than Waltrovka, the company’s largest completed district so far. The project will be developed in multiple phases through to 2050, shaping the future of Prague for decades to come.
