A former scrapyard in Dolní Měcholupy becomes a modern, BREEAM-certified industrial park – almost 53,000 sqm of flexible space inside Prague.
From scrapyard to modern industry
Prague Business Park stands on the site of a former Kovošrot scrapyard on the edge of Dolní Měcholupy, in a long-established industrial zone in the south-east of Prague. For decades the roughly 140,000 sqm plot served metal-waste collection and sorting, almost entirely paved, with minimal greenery and extensive ground contamination from its former operation. Accolade took over the site in 2019 and, after nearly a decade of preparation, has fully remediated that contamination and is transforming the site into a modern industrial park – one of the clearest examples of the brownfield regeneration at the core of our business. Material from the demolition is recycled and reused directly on site, following circular-economy principles.
A park built for how business works today
The park will deliver almost 53,000 sqm of lettable area once fully built, with a first phase of around 44,800 sqm across three halls in a flexible layout that suits a single occupier or several tenants. Buildings offer high-clearance warehousing with modern loading and office space, with distinctive facades designed for this urban location – bespoke, future-ready space for logistics, e-commerce and light manufacturing.
Sustainability by design
Prague Business Park targets BREEAM New Construction Outstanding, the highest rating. The park is designed for low-emission operation, with rooftop photovoltaics, heat-pump systems, EV charging and the option to source green electricity, in line with the environmental standards Accolade applies across its European portfolio.
Green and well connected
Around a quarter of the site is given over to new green areas, with quality planting, trees and two stormwater-retention basins. A cycle path is planned through the park, and it is easily reached by car and public transport. The park sits inside Prague itself, within an established industrial area with direct links to the city ring road and the wider motorway network – a rare combination of last-mile proximity and genuine scale.
The opportunity
