Land for New Residential Development

Three locations. Approximately 95,000 m² of land. Concrete opportunities for new housing development in Ústí nad Labem.

Ústí nad Labem is not only planning for future housing growth. The city already has specific sites with significant potential for new residential development, creating concrete opportunities to turn its housing ambitions into real projects.

Three major development sites – Severní Terasa, Vyhlídka and Za Válcovnou – together represent approximately 95,000 m² (9.5 hectares) of land with potential for future residential development. Each offers a different scale and type of development – from family houses and apartment buildings to high-rise residential projects.

Severní Terasa – 50,000 m²

The site in Severní Terasa comprises approximately 5 hectares of land owned by the Severní Terasa municipal district and has long been designated for the development of apartment buildings.

One of the site’s key advantages is its location. It offers exceptional views over Ústí nad Labem, the České středohoří (Central Bohemian Uplands) and the Krušné hory (Ore Mountains), while being located only approximately 1.5 km from the city centre.

Future residents would benefit from an excellent range of amenities in the immediate vicinity. The area is close to a shopping centre, regional hospital, primary school, public transport stops and public sports facilities. The site therefore combines easy access to the city centre, comprehensive local amenities and an attractive natural setting.

The site has long been designated for residential development. Further preparation will require the provision of the necessary technical infrastructure and solutions reflecting the site’s challenging terrain. At the same time, its scale provides an opportunity for a comprehensive urban design approach and the creation of a high-quality new residential environment.

Vyhlídka – 15,000 m² – at least 200 new apartments

This location offers unique views of the České středohoří (Central Bohemian Uplands) and the Krušné hory (Ore Mountains).

Approximately 15,000 m² (1.5 hectares) of land is owned by the City of Ústí nad Labem, making the site a concrete opportunity for new residential development.

The future development concept for the site is already incorporated into the new spatial plan currently under preparation and its related regulatory plan. The area is designed to accommodate several free-standing high-rise residential buildings with a total capacity of at least 200 apartments.

The site is well served by public transport, with a primary school, senior care home and respite care facility located nearby. The existing amenities provide a solid foundation for further residential development.

Further project preparation will need to address technical infrastructure and local geological conditions. However, a clearly defined urban development concept, municipal ownership of the land and a planned capacity of at least 200 apartments provide a strong basis for future cooperation with investors and developers.

Za Válcovnou – 30,000 m² – space for apartments and family houses

The site offers approximately 30,000 m² (3 hectares) of land that has long been considered suitable for residential development. It is situated in a quiet part of the city, while offering excellent regional accessibility thanks to its proximity to the D8 motorway, connecting Ústí nad Labem with Prague and Dresden.

The size and character of the site allow for the development of apartment buildings, family houses or a combination of both. It therefore offers the potential to create a diverse new residential area responding to different housing needs.

The site is served by public transport, while a primary school and shopping centre are within a short driving distance. The combination of a quiet residential setting, access to essential services and fast connections to the D8 motorway represents the site’s key development potential.

Three locations, different housing opportunities

These sites demonstrate the range of residential development opportunities available in Ústí nad Labem – from family houses and larger apartment complexes to high-rise residential projects.

Public ownership of a significant share of the development land also enables the city and its municipal districts to play an active role in shaping future development, coordinating it with public infrastructure and spatial planning, and creating transparent conditions for cooperation with private investors and developers.

These locations form part of the wider transformation of Ústí nad Labem. The city is preparing for significant housing growth, supported by a new spatial plan, investment in public infrastructure and the future high-speed rail connection.

Ústí nad Labem therefore offers investors more than a long-term vision. It offers concrete development sites, a range of residential opportunities and a city ready to cooperate in delivering new housing.
