BAY 55

The Czech Republic’s first branded residence, bringing 114 premium residences to the Vltava River, with panoramic views of Prague, world-class design and exceptional resident amenities.

Bay 55 is a landmark residential development by Daramis on one of the last available waterfront sites in central Prague. Located directly on the Vltava River on the Smíchov embankment, the project occupies an exceptional position with views towards Prague Castle and Vyšehrad and represents a new milestone in the company’s premium residential portfolio.

The development is set to become the first branded residence in the Czech Republic, comprised of 114 branded that combine the privacy of a home with a level of service and amenities inspired by leading international hospitality and residential concepts. Residents will have access to approximately 600 m² of private wellness and fitness facilities, a residents’ lounge and a broad range of services conceived as an integral part of the living experience.

The architectural design has been prepared by Schindler Seko architekti, while the complete interior concept is being developed by Kristina Zanic Consultants, an internationally recognised studio specialising in luxury hospitality and branded residences. Together, the teams bring a combination of contemporary Prague architecture and global hospitality expertise to the project.

Bay 55 also forms part of a wider transformation of the riverfront. One of the first stages of the development will be the extension of the Smíchov embankment, opening an additional section of the Vltava waterfront to the public and improving the quality of the surrounding public space. Construction commenced in 2026, with completion planned for 2030.

The project places strong emphasis on architectural quality, high-standard materials, flood-protection measures and long-term value. With Bay 55, Daramis aims to set a new benchmark for luxury residential living in the Czech Republic, defined not only by its waterfront location and views, but by the quality of its architecture, interiors, private amenities and resident services.
